What is not included in a JengaCost estimate?
Professional fees, the land and its transfer costs, water and power connection fees, and furniture are not in the figure. Neither is anything the rate library cannot price yet, which is listed by name. Plot works are shown separately from the house.
The estimate covers building the house, plus an allowance for county approval fees, the NCA levy, transport of materials, and temporary water and power. Not included:
- architect's, engineer's and QS fees;
- the land, and its search, survey and transfer costs;
- water and power connection fees;
- furniture, curtains and appliances;
- anything the rate library has no rate for yet. These items are named on the page, never guessed.
Plot works, such as a boundary wall, gate, driveway and septic tank, are priced separately so you can see them.
