How much does it cost to build a 3-bedroom house in Kericho?

A standard-finish 3-bedroom bungalow of about 100.8 m² works out at roughly KES 2,808,657 in Kericho on 2026 indicative rates, covering measured works, county approvals, the NCA levy and materials transport. Land, boundary wall, professional fees and contractor markup are separate.

What should I know about the soil when building in Kericho?

Red volcanic soils. The deep red volcanic soils drain well and generally carry ordinary strip footings. On the steeper ground they are prone to erosion and slips, so cut and fill and site drainage need designing rather than improvising. This is general guidance for the county, not for any one plot: conditions vary from site to site, and the actual site should be examined by a qualified professional, with a soil investigation, before foundations are designed.

Building in Kericho runs about 5% above Nairobi rates — south rift. That adjustment applies to materials and labour, not to statutory fees.

Building in Kericho: climate, ground and materials

General guidance, not an assessment of your site. What follows describes conditions typical of Kericho or of a named part of it. It does not hold everywhere in the county, and ground, drainage, access and materials can change from one plot to the next. Before you design, budget or build, have the actual site examined by a qualified professional — a registered engineer, with a soil investigation where the ground is in any doubt. Do not base foundations or a budget on this page alone.

Tea country: some of the most reliable rainfall in Kenya, so plan the site drainage.

Cool highland climate

Much of Kericho is temperate by day and cold at night, with reliable rainfall and, at altitude, frost on clear nights. Where that holds, it asks this of a house:

A ceiling and some roof insulation make the biggest difference to comfort on cold nights.
Face the living rooms to the morning sun and keep the windows on the cold side modest.
Pitched roofs with properly sized gutters handle the rain; plan the site drainage before the foundations go in.
